I'm sure many of you have heard the saying "what you see is what you get". This can hold true in many circumstances but not in all. When it comes to buying or selling a home, what you see isn't necessarily what you get.
When buying, there are many aspects to a home that you can't see e.g. electrical wires, pipes, wall insulation, etc. This is why having a home inspection could possibly save you thousands of dollars. Yes, they are limited to a certain extend to how far they can inspect (they can't rip off drywall to look behind it) but there are many items that they are trained to see that we as buyers would miss while we are viewing the home.
When it comes to visually viewing a home, my experience with buyers is that there are many buyers out there that can visualize potential changes in a property to items such as moving a wall to open up a rooom, changing a paint color from pastel green to a more neutral tone, to name a few examples. But not every buyer can do that so you want to assist them as much as you can without breaking the bank.
As sellers, we have to try to look past the home you've created for your family and look at it in the eye of the buyer. This can be the simpliest thing to painting your daughter's bedroom a neutral color as opposed to the purple that inspired her through Barney the friendly dinosaur. It can be a difficult process to go through but this is the type of change that sells homes. "Beauty is in the eye of the beholder" must relate to a variety of buyers or you will limit your potential buyers.
