When selling your home, the more information you have about your home and property the easier it is to sell. From maps to water tests to septic documentations this type of information makes the buyer comfortable about what they are proposing to buy. When transparency isn't there, it can make a buyer question why this information isn't available and can cause them to think there may be a problem. 

 

Even though you may not have been involved in the process of many of these systems, there are always options available to find out this information. It can be as simple as speaking to the neighbor that lived next door for 40 years. Many questions have been answered through a casual conversation over a pot of coffee. There are also agencies available that can assist with things like Wett tests to check out your fireplace to seasoned home inspectors that have dealt with many different types of scenarios over the years. Doing your homework can save many hours if not weeks of delays that could cost you the sale of your home. So the more information you can provide to your realtor, the smoother the transition will occur.

I'm sure many of you have heard the saying "what you see is what you get". This can hold true in many circumstances but not in all. When it comes to buying or selling a home, what you see isn't necessarily what you get.

 

When buying, there are many aspects to a home that you can't see e.g. electrical wires, pipes, wall insulation, etc. This is why having a home inspection could possibly save you thousands of dollars. Yes, they are limited to a certain extend to how far they can inspect (they can't rip off drywall to look behind it) but there are many items that they are trained to see that we as buyers would miss while we are viewing the home. 

 

When it comes to visually viewing a home, my experience with buyers is that there are many buyers out there that can visualize potential changes in a property to items such as moving a wall to open up a rooom, changing a paint color from pastel green to a more neutral tone, to name a few examples. But not every buyer can do that so you want to assist them as much as you can without breaking the bank.

 

As sellers, we have to try to look past the home you've created for your family and look at it in the eye of the buyer. This can be the simpliest thing to painting your daughter's bedroom a neutral color as opposed to the purple that inspired her through Barney the friendly dinosaur. It can be a difficult process to go through but this is the type of change that sells homes. "Beauty is in the eye of the beholder" must relate to a variety of buyers or you will limit your potential buyers.

I think everyone at one time in their life wants to own their own home. The tough part for many is the down payment. ``How can I ever come up with a down payment when it feels like I`m barely keeping up with everything else!`` is often how many people think. Sometimes you have to break it down so it isn`t overwhelming.

 

I came across this great article through Mortgage Talk Canada that talks about saving for a down payment. Here are a few exerps from it to hopefully provide you with some hope. 

 

According to a recent TD Canada Trust survey, nearly 60 percent of Canadians were disappointed in the size of their down payment. These findings aren’t all that surprising; in a world of record-setting consumer debt, slim savings and lacklustre investment returns, saving for a sizeable deposit can seem like an exercise in futility. And yet, the bigger your down payment, the less interest you’ll pay, the easier it will be to refinance and you’ll enjoy lower mortgage fees.

 

If you’re saving for a home, but are frustrated by the slow process, rest assured that you’re not alone. More and more first-time home buyers are simply skirting the savings train in order to get the keys to their new home faster. According to the TD survey, roughly 55 percent of the first-time buyers surveyed by TD said they would purchase sooner, instead of saving, if they had the chance to go back and do things over again.

But is rushing into homeownership the best financial option?

Down Payment Requirements

The minimum entrance fee to homeownership is 5 percent. According to the TD survey, it takes the average first-time home buyer two years or less to bank the minimum. Those who save the recommended 20 percent reported that it took anywhere from one to four years to pull their down payment together.

 

Many experts feel that these numbers are slightly optimistic, thanks in part to soaring home prices. The national average purchase price for a first time buyer is roughly $295,000 (according to mortgage insurer Genworth Financial Canada). In order to cover the minimum 5 percent down payment, the average first-time home buyer would need to save $16,000 plus closing costs. A 10 percent down payment would be close to $31,000.

How Long Will it Take to Save?

According to Doug Porter, deputy chief economist at BMO Capital Markets, the average Canadian family (median income of roughly $70,000) saves at a rate of 4 percent annually. This means that the median family would be saving about $2,800 each year. Since most first-time home buyers are younger and less established, it’s not surprising that this demographic would be saving somewhat less than the median family. As such, Porter feels that a more realistic savings schedule would be between four and five years for the minimum 5 percent deposit.

The Argument For Saving

While saving up for a down payment may sound like torture, it’s still the best option for buyers. Saving longer will give you a bigger cushion if home prices suddenly drop and you’re forced to sell. What’s more, it will provide you with a better entry price if the market sells off before you’re able to buy .

 

In terms of your best rate mortgage, buying with a 10 percent down payment could save you close to $80 per month in payments, not to mention nearly $2,400 in mortgage default insurance.

 

Of course, there’s always the issue of mortgage rates. Buying today with a minimum down payment enables you to lock in an insanely low fixed rate for as long as a decade.

 

So, should you buy now with a low down payment or wait until you’ve banked a larger deposit? Here are a few things to help you make an educated decision.

  • What are you current rental costs? Are they higher or lower then your monthly mortgage payments?
  • How large is your emergency fund? Just because you can carry the mortgage doesn’t mean you’ll be able to manage emergency expenses.
  • How financially stable are you? Is there a chance you might lose your job or get promoted in the future?
What’s more, there are several things you can do to beef up your savings. This includes:
  • Cutting your spending
  • Borrowing from your RRSP as part of a Home Buyers’ Plan
  • Postponing vacations for 18 months or more.
Saving for a down payment doesn’t have to be impossible. Consider all of your options with help from a mortgage broker. As I looked out my window this morning, I noticed a yellow leaf amidst the trees. I guess the huge volume of flyers celebrating "back to school savings" should also be a dead giveaway that autumn has arrived. As parents fly around the shopping malls looking for the last of the supplies their chidren need, there are many that are also stopping to put together their own back to school shopping list that includes a new home. For many shoppers, location says it all. They would put up with having to paint or redecorate in order to have their ideal location. This can be as specific as wanting to be in a specific catchment area for schools to being within walking area of favorite restaurants or friends. Everyone has a checklist that works for them so when shopping in the fall, make sure your checklist is complete.

 

The Fall market tends to be on a faster pace than the summer one. Buyers see what they like and don't hesitate to put out an offer. I just had a property that had 3 offers on it (with a waiting list of eager buyers) and the complete turn around with releasing of subjects was 2 weeks. So if you want to start searching, be confident in what you want, what you'd settle for and what you can live without. This way when you see what you like, you can act on it before someone else does. Having your finance in place can be a huge benefit to having your offer accepted so do your homework and get pre-approved as much as possible prior to putting in offers. If you are going up against multiple offers, this could be the ace in your pocket that gets your offer noticed.
