So you’re ready to go house hunting. First step? Find an agent you are comfortable with and is knowledgeable about the area and the market. Second step? Get a pre-approval from your bank or mortgage broker. But it is important to understand what your pre-approval is and what it isn’t. Even the best pre-approval can only approve you but not the property that you have yet to find.
What a Pre-Approval Does
A pre-approval should do two basic things:
1) let you know how much of a mortgage you will qualify for based on your income, down payment and credit score
2) hold a rate for you, usually for between 90 to 120 days. However, this can vary from lender to lender so make sure to read the fine print.
What No Pre-Approval Can Do
Even the best pre-approval will not necessarily mean that your purchase will be approved. Occasionally some physical characteristic of the property may put the lender off (a former grow-op, location, etc). Often the lender will look to an appraiser to value the property to ensure that it falls within the mortgage amount you are requesting.
How to Protect Yourself
Find out as much as you can about the property and its history before putting in the offer. Always put a financing condition in your offer, even for a couple of days. Once you sign a firm offer and hand over the deposit cheque you are committed to buying that property. It can be a shock to then find out that that your lender doesn’t like the property or that you need to find a bigger down payment. Pre-approvals are a great thing to have in your home hunters tool kit but make sure that you understand their uses and their limitations. Get good advice upfront to avoid any surprises later.
Getting pre-approved is essential when looking for a home. Not only will it have you looking at the right properties that fall into your price range but can also make writing up an offer easier as your bank or broker is already aware of your finances so now only has to focus on the choice you've made. Nothing is more disappointing than finding a great property to realize that it does not fall within your budget. Pre-approval is also ideal as then you are not tying up a property that you are not eligible for. A property can be stigmatized to other buyers that are looking as it is considered an "accepted offer" as you go through your subjects including the finances. Another situation that we come across in our area, is multiple offers. If you are pre-approved, you have a much better chance of having your offer accepted as opposed to not even working with a lender yet.

I'd like to take this opportunity to look back on the real estate market statistics for June and see how they compared to 2012. While there are a lot of areas that are included in the statistics, I am going to look at the single family dwellings, manufactured homes both in mobile parks and on land as well as the recreational market.
The single family housing market saw 17 new listings come online in June. Last year there were 26 for that month so we have seen a slight decrease this year in that regard. Sales for June this year were also down from last year from 13 in 2012 to 8 in June 2013 so we'll see if July makes up for that decrease. Those that were selling though, had a shorter time span on the market in compared to last year so although the sales were down, listings that sold, sold much quicker than last year.
The sales for manufactured homes in parks stayed right on target from last year with sales as well as listings. The substantial difference in this market though was the average days that a listing was in the market prior to it selling. The difference was only 53.5 days this year in comparion to 132 days last year before it sold.
With manufactured homes on land, we saw a large increase in listings come on this year. It doubled from last June going from 7 listings in June 2012 to 14 this year. The time spent in the market before they sold did not waiver much from last year but the average sale increased from $122,125 to $147,666.
Despite the weather, we are still seeing a little bit of movement in the recreational department. There were 2 more additional sales this month with the average price around $164,250. Last year, we still had not seen a sale yet with recreational properties at this point.
So I hope this give you some insight as to where our market stands as we've crossed the half way point in 2013. I'm sure you've heard the expression "Don't Sweat the Small Stuff". When it comes to buying a home, homebuyers can get easily side-tracked by small but fixable "problems," like an unappealing paint color. Because of this, they often overlook the bigger issues such a roofs, structure, etc. With low mortgage rates luring many first time buyers into the marketplace, I've researched the top 4 lessons to avoid for first time buyers as well as the seasoned purchaser:
1) Being turned off by problems that are easily fixed
One survey indicated that almost 9 in 10 first-time buyers are looking for move-in ready homes. They don't want to have to fix the kitchen or redo the bathroom before settling in. They also want to live near shops, their work and great schools.
While location isn't negotiable, many smaller fixes are, such as a worn carpet or scratched hardwood floor. Ask your real estate agent for help understanding how costly fixes will be and talk to the home inspector as well.
The lesson: High standards can work to your advantage, but don't forget that some fixes, like cosmetic makeovers, are relatively easy (and affordable).
2) Overlooking hidden costs
In addition to the down payment and subsequent regular mortgage payments, home ownership also brings forward other expenses from closing costs to the monthly costs of owning your home from insurance to utilities.
The lesson: Leave plenty of room in your budget to absorb the extra expenses of homeownership. That usually means borrowing far less than the bank approves and taking expected income fluctuations into account.
3) Failing to budget for DIY projects.
With so many DIY shows and magazines available now, many are lead to believe that anyone can take it on. But more recently, the art of fixing up houses has fallen out of favor. According to market research, the DIY home improvement market has fallen 21 percent in the last 10 years. The reason appears to be financial. While about 1 in 4 would-be-DIYers say they want to start on a major renovation, they simply can't afford it right now.
The lesson: When purchasing a home, reserve some cash for needed DIY projects during the first year of home ownership.
4) Misunderstanding new homeowners insurance coverage.
Understanding what your insurance coverage is essential when purchasing a home. Do not assume that you will pay the same price as the previous owners and it is good to do your homework on the different rates and what is included.
The lesson: Read the fine print of your insurance coverage, and if you don't understand it, talk it through with your insurer.
Since there are bound to be unexpected costs during that first year of home ownership, having some wiggle room with your budget can prevent late-night panic attacks when the dishwasher starts leaking all over your new floor.
