In this day and age where technology surrounds us, it can be overwhelming when trying to find information within the real estate market. Where to find it, how to access it, and how to tailor it to your needs can be exhausting and time consuming. Follow these steps to help keep you up to date with the current real estate market:

Step 1:  Head to my website

Step 2:  On the Home page, scroll down and you will see "Sign Up For Free" on your left.  Enter in your information into the boxes and click "Sign Up".

It's that easy! When you sign up, you will receive information on a weekly basis called the Weekly Update regarding the new listings that have just come into the market to the listings that have adjusted their prices that week. You will also see the properties that sold that week so you can see which properties have come off the market and how long they were there.

This is an essential tool if you are looking to buy property as it keeps you in touch with the current market. It can also be very helpful if you are thinking of selling as it gives you great insight as to what is coming on and off the market.

The best way to narrow down your search is to set up a personalize property search. This can be done on the website or directly through me.

Step 3:  Click into the website & login to your account. You can take a tour on how to use the property search area and the variety of icons available to assist you. To take a tour, just click on the comments bubble on the search page near the bottom on the right. You are ready to begin your search.

Step 4:  Make your wish list starting with price range, property type (house, land only, etc.), number of bedrooms, living area or square footage, yard or acreage, etc. The more detailed the critieria, the more detailed the search will be. You can also choose the option to receive emails if any changes in the properties you are looking at occur or if new properties come into the market that fall into your search critieria.

Step 5:  Next step, contact the Best Team either by phone at 250-305-7034 or my direct email address at and we can discuss what you are looking for and how we can assist you in finding it. We can also set up your personalized property search personally with all the criteria you are looking for. You will receive updates by email when a property comes into that market that may interest you.

These are the first steps in keeping up with the market with the ultimate goal of finding the best place for you and your family. If you would like myself and the Best Team to assist you with your goals, do not hesitate to contact us and we will take the necessary steps to move you forward in your search.

Selling your home can be an emotional experience. It's a place where you've built memories and it can be hard to put those emotions aside when selling your home. That is just one of the many reasons why hiring a Realtor can help you maneuver through what for most, is the biggest financial process they'll experience in their lives.
Here are Top 10 reasons why you should hire a Professional Realtor instead of trying to go at it on your own:
1.  Pricing
How much do you sell your home for? The most important step is pricing your house accurately. You want to get the fairest price for your property. Pricing it too low isn't effective and if your price is too high you won't get buyers or other Realtors to see it. The longer it stays on the market, the more buyers question what's wrong with it. Many homeowners tend to over value their home.  Unfortunately, buyers aren't going to pay more for a feature in the home just because you feel it is special.  What might have drawn you to the home when you bought it may not be the same thing today's buyers find important. That is why it is important to have a Realtor on your team so they can see the big picture and what buyers are looking for.
2. Understanding The Market
When selling a property, you need to have awareness of the Real Estate market, especially in your own neighborhood. A Professional Licensed Realtor will have experience with laws, contracts, forms and negotiations. Your Realtor can give you up-to-date information on what is happening in the marketplace and how it affects your property. These are key factors in getting your property sold at the best price.
3. Availability & Showings
Are you available for a showing at a moment's notice? If listing your house privately, you have to be available to show the house at different hours of the day to make sure everyone that may be interested in it will get to see it. If you hire a Realtor, they take care of scheduling the appointments and showing it on your behalf. Many homeowners tend to dwell on certain items without even realizing they are doing it which usually isn't in their best interest or in the interest of selling their home. By having a Realtor, you won't have to put your life on hold in order to not miss any showings.
4. Generating Interest
How can you generate interest in your house and be able to get the word out?  There are some options out there for homeowners looking to advertise their property but it does not even begin to reach the many different areas that exist for the most exposure on your property. An experienced Realtor will not only list your home on MLS, but will have many other resources and marketing strategies in place for increased exposure for your property.
5. Criticism
Can you be patient and understanding with criticism? You will need to be able to handle all different types of personalities and be able to keep your "cool" under pressure. You need to have patience and the right temperament for criticism, questions, and repeat showings.  A buyer may say critical things about your home that you don't want to hear.  It isn't personal or about you.  Buyers will point to property flaws which may be difficult to hear. It may be difficult to remember that buyers are not looking to be your friend but this is a business transaction. A realtor can be the neutral person to discuss issues within the home which can be a very difficult role for an owner to take on.
6. Answering Concerns
Can you be available to answer questions by phone, email, text, meetings and be sure you are answering them correctly? Buyers may not respect your time and may want immediate answers to their concerns. By you answering any of their concerns in the wrong manner, it can cause the deal to die very quickly. Having a Realtor as part of your team, they are trained to deal with any concerns that arise and deal with them in a professional manner that can keep a deal alive.
7. Will You Be Pushing Buyers Away
Are you ready and willing to "settle"? If you sell your house on your on your own, buyers will be looking for a deal from you. If a Realtor was listing your home, you can expect to get the highest true market value for it. Some sellers may believe their home is worth more and in turn, that will eliminate many potential buyers because it's not priced competitively.
8. Relocation Buyers
If you don't use a Realtor, how are you going to attract out of town buyers? You might be eliminating a large group of buyers that will never see your house because relocation buyers won't know about it. They rely on Realtors and names they recognize such as Re/Max to help them find a home in a place that they are unfamiliar with.
9. Professional Networking
Do you have a large networking community? Realtors network with other professionals in the industry, many who can provide services that you may need.  Realtors can give you a list of references with whom they have worked and provide background information to help you make a wise selection. Realtors also network with other Realtors who may also be showing your house.
10. Contracts & Closing
Do you understand the legalities of selling a property & can you close the sale of your home without being overwhelmed? Another important function of a Realtor is to make sure that all the paperwork is handled correctly. You don't want to find out in the end that something could have been avoided and is now a deal breaker. Your Realtor should be with you throughout the entire process and is the best person to objectively help you resolve any unforeseen issues and move the transaction along as smoothly as possible until the closing.

Selling without an agent is a challenge. Real estate transactions involve one of the biggest financial investments most people experience in their lifetime so by using a Realtor you will have the best possible advantage in selling your house. For a sale to end well, both parties need to find common ground and that is part of the job of a Realtor. Your Realtor should be a person that you trust and will be honest with you in all regards of the selling process.

Remember the goal when you put your home on the market is a sold sign in the yard. And when the sold sign goes up, you'll be able to move forward easily to the next chapter in your life.

Selling your home is a complex process that can be stressful and time consuming. An
experienced Realtor has the knowledge, skills, and connections to help you through the
process every step of the way. Below are some of the benefits of working with the right Realtor:

Professional Experience

With knowledge and training in marketing strategy, negotiation skills, and the current real estate market, a Realtor will be able to guide you through the steps of the home-selling process and be able to explain exactly what to expect. They will make you aware of your rights and responsibilities, work with you to strategize the best direction to take according to your own goals, discuss financing options, and point you in the direction of other specialized professionals who will aid you in different stages of the process such as lawyers, etc.

Best Price

A great Realtor will have their finger on the pulse of the current real estate market, and will know
what comparable properties in your area are selling for. They have the resources and
knowledge to establish the best listing price and to attract the highest selling price. With
access to a variety of mediums from websites, social media outlets to signage they will
ensure potential buyers are immediately made aware of your home and market the
property to sell as quickly as possible and for the most amount of money.

“Showcasing” Experience

A confident Realtor will know the importance of a property’s first impression. They will have
experienced first-hand, for example, the impact a property’s “drive-up appeal” has on the
rest of a potential Buyer’s experience of your home. Your Realtor will be able to offer
you tips and information on how to get your home to show to its full potential, in
order to sell your property quickly and for top dollar.

Access to Qualified Buyers

Realtors save time and effort by dealing with qualified buyers.  Realtors work hard to develop this base of qualified buyers which will become an invaluable resource for you.

Negotiating Skills

Realtors serve many functions, but perhaps the most important is their role as primary
negotiator on your behalf. Your Realtor realizes your goal is to sell your home as quickly
as possible, and for the most money possible, and will work closely with you during the
negotiation process to facilitate this goal. Many homeowners find this part of the process quite difficult when dealing with it on their own especially if they are selling to buyers they are familiar with which often occurs in a smaller urban or rural area. Realtors bring to the process the knowledge and skills to draw up legally binding contracts, to assist in negotiating offers and counter-offers and to offer advise and perspective as you work towards your selling goals.

The Right Fit

There are many realtors in the market but it is key to find a realtor who you are comfortable with, is trustworthy and will do the best job possible in order to sell your home. I am one of those realtors who will do more than just put up a sign and a few pictures online.  I will market your home in a variety of ways to get the most exposure possible in order to find that right buyer.  I am dedicated to finding you the right buyer for your property so that you can move forward to the next adventure. If you are looking for the best way to sell your home, give me a call and let the Best team work towards your selling goals.
