In every industry, there will always be ups and downs that clients will experience. Unfortunately, in the real estate industry it is accepted as a fact of life that there will be a certain number of homebuyers who will not be able to get the house they've found and would have loved to buy.


There are several reasons this can happen. It is important to understand that buying a home without professional real estate representation in today's world can be risky. Here are 5 reasons why buyers sometimes miss out on a property:


1. Fast-Moving Properties

Desirable homes, which are priced well in a brisk real estate market,often command a great deal of interest from homebuyers. If a buyer lingers in making a decision and doesn't act quickly, someone else can and will buy the house. It is especially true if the home is in a good neighborhood.


2. Discounted Offers

Low-balling an offer for a house already priced well and that is receiving lots of buyer interest, will usually have the buyer losing the house because they were outbid by someone else. Serious homebuyers should aspire to make the most attractive offer they can because if there are multiple offers on the table, you'll only have one chance to give your best offer in hopes that the seller will choose to negotiate with you. 


3. Pre-Approved Mortgages

Getting pre-approved by a lender is crucial. Buyers missing this important step in the home buying process, often miss out on the best deal.  It is important that prospective home buyers determine how large a mortgage they can qualify for and consider different types of mortgages available as well. It is also recommended that the home buyer get pre-approved prior to beginning their search as there is nothing more disappointing than finding a home that you want to buy but that you can't afford. 


4. Resale Value

It is wise to consider the resale value of the house before purchasing or putting in an offer. There are certain features that can hinder a property in marketing such as no garage or a 1 bath home. Cosmetic issues with a house such as peach colored shag carpets or 1980s wallpaper can easily be remedied. But it is costly to overcome the need of an additional bathroom or adding on a garage.


5. Find the Best Realtor

Likely the most important thing some homebuyers fail to do is find the best real estate professional willing to work with them through the homebuying experience and process. Some homebuyers bounce from Realtor to Realtor thinking that they will get ahead of the game and find their ultimate property quicker when in reality, this is not the case as no one is focusing our their needs. It is important to find the best Realtor for you who you can trust and can be comfortable knowing that they will be honest with you in all regards.

Yes, most of us have a love/hate relationship with weeds. And at this time of the year, as our grass turns a beautiful shade of green, many of us are seeing yellow...dandelions. If you have learned to love the bright yellow "flower" that pops up out of nowhere, then you are probably taking in the beauty of it as it readily takes over your lawn. I went searching for articles that tackle the weed situation in the safest manner possible.

The long anticipated wait is over...the May long weekend is here! To many this is the start of summer. Grilling on the BBQ, relaxing on the deck with a cold beverage and just taking in the sunshine is just a few of the many things we enjoy about summer. It makes it a little tough to completely relax as with summer comes many new chores or projects that we couldn't tackle in the dead of winter such as lawn care, gardens and of course our decks which were most likely covered in snow. My focus this week is on our decks and how we can get the most out of them in what is really a short season. 

 

A wood deck can take a beating over the winter. The temperatures and snow load can cause you to look at refinishing the deck every few years just to keep it in prime condition. I found an article that looks at refinishing your deck.

Once you've tackled the deck, the outdoor grill is of course the most obvious next step. We've surpassed the days where you bought a $200 BBQ and just threw it on the deck and were done. By looking out the window, you would never tell it was May. Snow is falling and it looks like we should be decorating the Christmas tree instead of preparing the lawn mower. But just as fast as it comes in at this time of the year, it departs just as quickly.

 

As most of us were probably starting to focus on a spring clean, it is still a great idea to get motivated for the changes spring and summer bring and to do something.  I found this great list about some of the things you can do in order to Spring forward.

 

1. Sell something

When the weather gets warmer, it's time for a garage sale. Gather up all your unwanted stuff and put it out on the lawn (once the snow melts). It is a great time to unclutter your home & property and make a few bucks to boot. 

 

2. Donate something

Take everything that doesn't sell over to a local charity.  
 

3. Trash something

If you have large items that cannot be sold or donated, you don't have to live with them taking up all the space in your garage. If you are not using it, haul it out.  

 

4. Clean something

The concept of spring cleaning isn't about your normal routine of vacuuming and dusting. It's time to go deep. Move furniture and clean underneath and behind as those are often areas that are missed. Pull back the blinds and clean the windows. And while you're at it, you might as well clean the blinds.

 

5. Scrub something

It's a good time to get to those things that need a little extra effort such as cleaning out your washing machine, scrubbing the walls or door areas where there is high traffic area, etc.

 

6. Organize something

The closets you've been ignoring? Plan your attack and go for it. You never know what you'll find in there that you've been missing (or forgot about). And cleaning out your closets is also a great way to find items to sell and donate. 

 

7. Renew something

That dated chair that didn't sell at your garage sale? Maybe you could pretty it up with some paint or fabric. With a little time and effort, you might actually create a new favorite piece.

 

8. Plant something

Spring is the time to get your garden in gear. Flowers, bulbs, and certain veggies thrive in Spring.

 

9. Update something

Paint colors stuck in the wrong decade? Maybe it's time for a fresh coat. If you don't have a keen eye for colors, hire a design consultant to assist you or check out Benjamin Moore's website and download a picture of your room and play with colors online.

 

10. Upgrade something

Maybe it's just time to chuck it all and move. The Spring buying season is upon us, after all. If you are thinking of moving, remember that all the same rules apply for getting your home sale ready as they do for getting Spring ready.
