We have arrived at that time of the year when many buyers are coming up to the date of possession on their new home. As a buyer, you made your decision on a house and everything is moving smoothly towards completion. So the next logical step is to focus on the moving part of the equation and break it into easy to follow steps to make it a success.

I did some research and found 20 tips to help you avoid, or minimize, moving day stress:

1. Organize early

Try not to leave anything until the last minute. Unless you have to move in a few days time, which is highly unusual, chances are you have 30- 60 days to make a plan to ensure that moving day runs smoothly. Try to create a list that breaks everything into small tasks to complete week by week. This will help avoid having to face everything at the day of the move.

2. What’s your move strategy?

How are you going to get from point A to point B on moving day? For shorter moves, you can either count on family or friends with trucks in conjunction with my complimentary moving trailer for those bigger items. If you have a big household and will be moving a long distance, you may want to price out moving companies.

3. Book the Best moving trailer

I have a complimentary enclosed moving trailer that is ready for my clients to use for their move. Give me a call and book in the days you anticipate your move.

4. Keep your movers in the loop

If you go with a mover, make sure to let them know what to expect. If you have heavy furniture, like an armoire or piano, or know the place you are moving into has access restrictions or possible obstacles such as numerous stairs or narrow driveway or whether you will need help with disassembly or assembly of furniture, make sure your mover will know as they have to be able to have the right equipment ready and be able to estimate the total time and cost to move you.

5. How to pick the right transportation

If you’re moving a short distance, you may be able to get away with making more than one trip. But, if you are moving a longer distance or have more items, you’ll need to make sure you have the right size of truck to carry your belongings in one shot. Below are some simple guidelines when determining the size of your truck:

• In general, the contents of a one-bedroom apartment will fit in a 16′ cube truck.

• Two to three fully furnished bedrooms will require a 24′-26′ truck to ensure your move is completed in one load.

• The contents of most houses can be moved in the same 24′ truck with one or two trips.

6. Time to purge

Working room by room, weed out items that can be thrown away or donated. Dispose of any items that have not been used in two or more years. The less you have to pack, the more you’ll save in moving expenses. You can either hold a yard sale or take the time to sort and donate gently worn clothing. With so many internet sites available for selling items, you can put furniture up for sale on a sites like Kijiji but don't wait until last minute in case you don't find a buyer right away.

7. Assemble a packing kit

If more than one person is packing, stay organized by establishing a system. Have blank inventory sheets prepared so one person can tackle each area or room, this way you’ll know exactly where your items are and if anything is missing. This also makes unpacking a breeze at the other end. Arm each packer with a pen, black marker, and packing materials, like newspaper, a packing tape dispenser and boxes.

8. Green your move

Instead of cardboard, consider packing in reusable containers. Items will be better protected and you’ll be able to use them as storage in your new home. Ask friends if you can borrow any containers they aren’t using. Consider packing clothing and lines in vacuum sealed bags.  It saves space and protects items from water damage and out of season closing will be storage ready. These can be labeled to go directly into closets until you’re ready to deal with the contents. It is also ideal to use older linens to wrap breakables.

9. Reuse boxes

You may still need a few cardboard boxes to round out your moving kit. A few weeks before you start packing, grab a few each time you visit the grocery store or wine store (these boxes in particular are compact and sturdy, making them easier to carry.)

10. Take inventory

This is especially necessary if you’re hiring a moving company. Having a record of your household items is useful if something goes missing. Consider keeping a spreadsheet of the contents of each box. Then, assign each box a number and all you have to do is write that number on each side (maybe with the appropriate room listed, as well).

11. Label everything!

Label all sides of the box (avoid the top). Try labeling each side in marker so you can easily find what you need in a stack.

12. Use luggage or dresser drawers

You need to take your luggage with you, so why not use it as a box. The same goes for dresser drawers. You may need to remove them for transport, but if you don’t have too far to go, they can be helpful for light items.

13. Have a moving day kit

Keep one box aside of “essentials” that you’ll need on moving day such as cleaning supplies, light bulbs, toilet paper, garbage bags, a change of clothes, your toiletry bag, etc.

14. Be ready for your movers, whether hired or friends

Whether you have family or professional movers showing up at your door, be ready for them when they arrive. If it’s a hot day make sure to have water and snacks ready. These will be highly appreciated.

15. Protect your valuables

Find a safe place to store your valuables on moving day. Insure anything that’s valuable or breakable if you’re using a moving company. If you’re moving a computer, do a quick backup of important files just in case something happens in transit.

16. Delay new deliveries

If you’ve made some new purchases, such as a couch or dining room suite, schedule the delivery after moving day. That will help you focus your attention on moving day itself and will avoid any congestion between delivery people and the movers.

17. Don’t mistake belongings for trash

Try to avoid packing things in garbage bags as they could be accidentally thrown out on moving day.

18. Hook up essential services

Make sure you understand how utility bills (gas, water, electricity) will be transferred over to you from a previous owner. Also, arrange to have your phone line, cable and Internet working if necessary. Many of these companies have online access that you can use to change addresses, advise them of your move, etc. Create a check list of utility bills, statements, or other personal documents that are mailed to your current home and use this as a checklist as you request a change of address or shut off notices. Make sure to record the date in case your utility company continues to bill you – this allows for seamless transition, freeing you up for unpacking post move.

19. Find a pet sitter for the day

If you have a pet that could be traumatized by a move, arrange to have them stay somewhere during moving day. If you’re hiring movers for a long-distance move, be sure to arrange your pet’s safe transport to your new home.

20. Get off to a good start with your new neighbors

If it’s possible, start off on the right foot by informing your new neighbors that you’ll be moving in and what kind of moving vehicles you’re using. If you’re moving on a weekday, make sure your truck isn’t blocking anyone’s exit. If it’s wintertime, clear your driveway of snow and ice so you don’t slow down your movers.

Moving time should be an exciting time so the more you can plan, the smoother this exciting day will go. If you are ready to find your next move, give me a call and we can begin your search.

Those summer days...great for relaxing and enjoying the outdoors. For some buyers, they put their house hunting on hold for the summer and focus on other things and then start back up in the Fall. But why wait when summer shopping can be the ideal time to purchase a home.

Here are 5 key reasons as to how you can benefit from keeping up the search during the summer:

1. Possession Date

The great part about buying a house in the summer is that you can usually get a late summer or early Fall possession date which is ideal for moving. Often buyers with younger families will arrange to take possession just after the children have settled back in school as it can make it easier to organize the new household. With families of older children, a possession date just before school break is over is ideal as then the children can take part in packing up their belongings and contribute to the big move.

2. Properties At Their Peak:

Properties tend to show at their best in the summer so this is an ideal time to be viewing them. Trees and plants are usually looking their best and lawns should be in prime condition. But can rain get in the way? No, it can also be ideal to see a property after a rain to see how it is setup for drainage e.g. is there a lot of standing water that isn't disappearing, etc. If you are looking at buying a summer vacation spot, this is always the ideal time to see them as usually they are only listed during a limited time often due to accessibility to the property.

3. Easy Time To View

Summer is a great time to go house hunting as you can easily bring the family as you aren't fussing with jackets, boots, ect so it makes it easy to enter properties without it turning into a frustrating situation. Slip off the sandals & head into the home!

4. Not As Many Buyers

Usually you don't see as many buyers in the market during the summer because of vacations, spending weekends at the lake, etc. so this can be ideal for you when it comes to purchasing. Usually there are less showings during the summer so this can make negotiating easier and not so panicked. So far this summer though, it has been the opposite with properties lasting only days on the market before offers are in place which is why it is always key to know what you have on your must-have list and what you can negotiate around.

5. Easier To Remove Subjects

Often many buyers have subjects on their offers that include items such as well inspections, sewage inspections, etc. Summer is an ideal time to have these details looked into especially with a well as this is often the time of the year where consumption is high due to sprinklers, kid's pools, etc. so you can get a realistic ideal of what it is able to produce during a peak time of the year.

The best way to summer house hunting is to get set up on a property search so that you are informed as soon as a property hits the market. You can do this directly on my website or give me a call or send me an email of what you are looking for and I can set you up directly through my system. So grab those sandals & let's go shopping!

The heat of summer has hit and for most folks, their first thought is "head for the lake!" Not only can a trip to the lake cool you off but it can be a relaxing and stressfree time where you are surrounded by family and/or friends and can help to rejuvenate you for another busy work week. But as one client mentioned this week, it can be exhausting trying to prepare for a weekend getaway with packing up food, clothes, sleeping gear, tents, etc. etc. So what is the solution? Your own getaway spot! All you need to do is grab some food & go as it is waiting for you. And with this heat wave, I imagine many lake goers are thinking how cool, literally, it would be to have their own weekend getaway retreat. Well, it is within reach.

When looking for a recreational property, it is important that you also have a checklist as to what you'd like to have and what you can live without. Boat access from your cottage or easy access to a boat launch, an outhouse or full plumbed cabin, smaller lake ideal for kayaking or big lake where you can waterski, are just a few of the questions that you want to ask yourself. Everyone is looking for something a bit different so we are so lucky to have a variety of areas that address many of these "must-haves".

If you love to kayak or canoe then you are probably focused on a non-motorized lake which allows you to experience the lake in its tranquil state without having to worry about power boats passing by. Blue Lake is just one of those lakes and is probably one of the prettiest lakes you'll come across. Only about 1/2 hour from Williams Lake it is ideal for a weekend getaway as you aren't driving for hours and will be more apt to go out more often as it it only a quick drive out. I have a listing at 1968 Blue Lake Road that gives you an incredible view of the lake through the large picture windows that adorn the living & dining room areas. The large deck is perfect for sitting on & enjoying the scenery. Head down the wooden steps that lead you to the lake and drop your kayak in and go. And the bonus? Cell service at the cabin so you can still keep in touch when you need to.

If you are looking for a larger lake to accomodate more toys, then Cuisson Lake might be the one that catches your eye. For many summer adventurers, have motorhome will travel so land might be what you want to invest in. This 1.2 beautiful waterfront acre lot might fit your needs at at Block B Cuisson Lake Road. It is ideal for your motorhome with the potential to build your dream weekend cottage in the future. With easy access of a main road and only 40 minutes from Williams Lake, you wish you have invested in this years ago.

If you prefer to have your accommodations ready to go and want to have enough room for the family and any friends that would like to join you then this is a must-have! Two cabins at Block E Cuisson Lake Road is perfect for entertaining with the main cabin and its open concept setup with huge windows with a view that you won't get enough of. The guest cabin is the perfect combination to make this property the ideal getaway.

If bigger is better for you then Quesnel Lake is the one to head to. Park your boat down at your very own dock and hit the lake whenever it moves you. This wonderful cottage at 5565 Marshall Creek Road is the perfect spot to enjoy all that. With an electric fridge and stove, indoor bathroom facilities (plus an outhouse when you prefer) this cottage will feel like your home away from home.

So I hope this gives you just a taste of what is available and how you can make the most of your summer with your very own getaway spot. If you have any questions regarding any of the waterfront properties you see or any that you have come across, do not hesitate to contact me and we can discuss how you can make your retreat a reality.
