"Congratulations! You have just bought a home!" are probably the sweetest words a buyer can hear. A sigh of relief, a hug here or there and's time to pack. But packing isn't the only thing that you should have on your list. Here is a list of items that you don't want to forget:


1. Retain a Lawyer

Although packing is usually your first thought, the first thing you want to do when you get the ok that plans are moving forward is talk to your lawyer to ensure that they are able to take on your property transaction. Sometimes the catch occurs when both the buyer and seller want to use the same lawyer. Some lawyers will agree to take on both clients but sometimes it may be a conflict so it is usually the buyer that gets first choice for their lawyer. 


2. Touch Base With Mortgage Holder

In many cases, your mortgage provider is already working with your Realtor during the Subject process as they will have to confirm that you are able to release the finance subject in regards to purchasing the home. Once all the subjects are removed, your mortgage provider will give the go ahead to proceed with having the funds ready for the day of completion. You want to make sure all the I's are dotted and T's are crossed as originally agreed upon. 


3. Pack!

Of course packing it always #1 on everyone's mind. Everyone has a different method to packing so it is key to find out what works for you and your family. This is a great time to clean out the closets and discard anything that doesn't need to make the move. Often purchasing some storage totes for moving can be a great idea as they can be used in the new home for storage. 


4. Moving Trailer

Don't forget about my enclosed moving trailer that is available complimentarily to my buying and selling clients. Just give me a call to book in your moving time. 


5. Call Utilities

One thing that you have to love about the Internet is that it makes transferring utilities much easier these days. Many companies have an area on their websites that allows you to easily enter in your moving information. The areas not to forget are your hydro, gas, cable or satellite and telephone. 


6. Confirm Insurance Quote

You will have touched base with an insurance company during your Subject process and now is the time to confirm that you are moving ahead with the move. The best date to use for starting your insurance is your completion date. It can be a toss up if something where to happen to the property on that date if it is the buyer or seller's responsibility so it is best to cover yourself and not have to worry. 


7. Change of Address at Post Office

In this day and age where many bills are sent as e-bills or assessable on websites we wonder why we even get mail any more. But there are always those important bills that you don't want to miss that only come once or twice a year so it is ideal to do a change of address at your local post office just to make sure you are covered.  


8. Count Down The Days

This is probably the easiest of all. It is an exciting time and you should enjoy the process as it is a new change for you and your family.

You've been searching high & low for just the right property and now, you've found it. With the help of your Realtor, you figure out what is the best price to offer the sellers, something that is fair but not too low as you can offend a buyer which can cause difficulties when negotiating. A price that you are both satisfied with has been reached and your offer has been what???


This is when it is ideal to be organized (and I have a Homebuyer's Checklist that I can pass onto you to assist you in keeping it all straight.)  Depending on the property you are looking to purchase, there are a variety of factors that can be required in order to remove the subjects. First, you want to meet with your bank or mortgage broker. This is a key area where you need to get the ball rolling immediately because if you don't get financing, you won't be buying that house.


The next item on the agenda is to get an insurance quote for the property. Often buyers have an insurance company whom they have been dealing with for many years so they just pass on the new information in order to get a quote for costs on their new home. For buyers moving into a new city where they've never lived before, often the seller will allow their insurance information to be passed on so that the new owner can use the same company that insured the property previously. This can be an ideal situation as the insurance company is already aware of the property, home, buildings, etc.


Next you want to start booking your inspections. A home inspection is always recommended. Whether you hire a company that specializes in home inspections or have a relative that works in the industry, it is always good to get a 2nd opinion as it is very easy to miss important items with the excitement surrounding the experience. 


If you are purchasing a property in a rural area, you'll want to arrange to have the water and sewer inspected. The water test can consist of quantity and quality and sometimes your mortgage lender may require a water test of some sorts. In regards to the sewage inspection, often when a seller has records of when it has last been pumped, this often suffices most buyers as to how the system is working. 


Once you are satisfied with all the inspections, mortgage rates, insurance costs, etc you are ready to release your subjects which in turn, allows the property to officially be sold. Yahoo!! Next week we'll look at the final steps required before you take possession of your new place.

As we've clearly seen this week, new listings are climbing over each other to get into the market. So what does this mean for you as a buyer? You want to be ready!


You don't want to rush into anything but you should be prepared to make decisions and not hum & hoe for weeks on a property as it may disappear on you into the Sold section. You want to have everything in order so when you find the house you are looking for, you can put in an offer with confidence.


One key item to know before purchasing is what can you afford. This isn't just about getting pre-approved, which is ideal as you don't want to find the "right" home and realize that it is out of your price range, but also about what you can afford on a monthly basis. You want to take everything into account from how much you spend on groceries to after-school classes for the kids and find a balance that you can live with. 


You also want to have a check-list of the must-haves and things you can live without. This can be crucial when making a decision on buying a home. Sometimes buyers will pass up on a house because it doesn't have this or that but when they look back later, they realized they could have lived without it or just purchased it and added it in. You want to have a list that your whole family is happy with and allows you to look at the possiblities of a home without getting caught up on the little things that can be changed. 


The final thing to remember is the closing costs associated with buying a house. Many buyers focus on getting the down payment in place but don't always remember that they need to keep an additional amount set aside for different things like lawyer costs, their portion of the property taxes, etc.

With the Labour Day long weekend behind us, it is time to focus on Fall. And with the beautiful weather we will see this weekend, it might be the perfect time to go through your Fall checklist. 


Of course, every home and property is different but some of the basic areas to check are the same such as double checking that windows are properly sealed to ensure you are keeping in the heat during the winter. 


I found an interesting checklist that lists everything from gutters to firewood to bedding. See if there is anything that you need to add to your personal list.
