Words can be powerful if used correctly and in the real estate industry, they can bring homebuyers to a property. 


Last week we looked at the big picture of how pictures play a crucial role with your listing so this week we'll address how words play an important part in selling your home. After a photo or two catches your attention, usually your eyes will be drawn to the description of the property. Although Realtors are limited by the MLS with how many characters they can use in this area, it can make a huge impact in selling a home. This is the opportunity to grab a buyer's attention and give them a taste of what owning this property could be like. It is noted that 80% of homebuyers DO read the remarks regarding the property so it is very important that you capture what the property has to offer in 740 characters or less.  It is disappointing when you see 2 sentences describing a property when there is so much more to the property that could be addressed. So what do you want to see when describing your home? Here are a few items to watch for:


1) Highlight Features

If your home has features that many buyers are looking for, let them know. For example, many homebuyers love a large open kitchen. If you have it, flaunt it! You want to make sure your assets are exposed for all the buyers to see.

2) Errors

"Words have power and, although sticks and stones may break your bones, words can sell a home" an associate professor of real estate in Ontario once told the Wall Street Journal. But incorrect spelling or sentences that are difficult to follow can lead a home to sit on the market a little longer. 

3) "Must Move Quickly"

There are words that you should just stay clear of and those 3 scream "fire sale". Even the word "motivated" is one that should be saved when showing a home not during its initial launch into the market. You want the remarks about a home to be positive and inviting.

4) Be Specific

Buyers are interested in facts not opinions. If you have a gourmet kitchen, say it like it is. A "great kitchen" doesn't have the same appeal as a "gourmet kitchen". A marble countertop? I'm sure homebuyers will love to know that fact.

I know you've all seen it...unfortunately, it happens too often...unflattering selling photos! It is unfortunate that in this day & age of technology that bad real estate photos still exist. A picture is usually the first thing that will attract a buyer to your property so important is an understatement when it comes to having the best photos for your property. An "ugly" first impression from a photo can have a buyer turning and running in the other direction before they even look over the details of the property. If you catch their attention, this is what leads to a showing and then an offer. 

So what do you do when it comes to photos and having the best chances of selling your home? Here are a few tips that will hopefully get your house noticed for the right reasons:

1. Do Your Homework

Before you choose a Licensed Realtor to work with, take a look at their website to see what they have done for their other clients in regards to their listings. (If they don't have a website, that might already be a red flag as the Internet is a huge outlet for advertising your property.) 

2. Photos Catch Your Attention

Take a look at the different photos taken in a variety of listings. If you are drawn into reading more about the properties, then that is a great sign. If you skim through the pics within a minute, something there is not catching your attention (which also won't catch potential buyers' attention either.) 

3. It's All In The Details

What is the first thing you noticed when you look through the pictures? Dirty laundry in the background, messy counter tops, toys everywhere? This is where you can take the initiative. It can be as simple as hiding the toys under the bed when your Real Estate agent comes to take the pics. You don't have to overhaul your entire house but you want to make it inviting in the photos and clean and organized goes a long way. The buyer needs to be able to envision themselves in the home which is tough to do if it has personal items distracting them from the big picture.

4. Content or Just Fluff

"A picture is worth a thousand words" can be so true and you want those words that it speaks to be flattering and positive. There is nothing worse than a picture of a broken fence or of a rusty looking bathtub. It gives the impression that the homeowner hasn't taken care of the property and that there may be other issues to be wary about. You also want the photos to be creative and unique so that your property distinquishes itself from the crowd of listings online. For example, the photo below is for a property that is ideal for haying and horses so this image helps you imagine having your own horses there one day. You want the photos to give you a feeling for the property and the more positive the feeling the more interested the buyer will be. 


5. You're Online

I understand that not everyone has access to the Internet but it is very important once your property comes online, that you take a look at what your Realtor has advertised for your property. Not only to make sure of the accuracy of the property (I've seen listings where it was noted that there were 2 bathrooms when there was only 1 or 3 bedrooms when there was actually 4) but to see how well the pictures reflect your home. It is also key that the photos come online as soon as the listing is active as many buyers will forget about the property after a few days if there are no pictures to remind them and often won't go back to look at it again. Realtors are obligated to post the pictures within a certain time frame of the listings becoming active. If you are not Internet swavy, ask a family member or friend to look up the information for you. With our advertising, we forward the links directly to you so that you can easily access the variety of websites where your property is being advertised. Knowledge is power and it is important that you are a part of the process of selling your home.

It is great to finally open up windows & let in the fresh air. After a long winter, a home can feel stuffy & it is refreshing to bring in the natural aroma of the outdoors. Another way to freshen your home is a deep spring cleaning. Sometimes we miss the big items in our weekly routines and spring is an excellent time to tackle some of these areas.
