Buyers Be Ready

As we've clearly seen this week, new listings are climbing over each other to get into the market. So what does this mean for you as a buyer? You want to be ready!


You don't want to rush into anything but you should be prepared to make decisions and not hum & hoe for weeks on a property as it may disappear on you into the Sold section. You want to have everything in order so when you find the house you are looking for, you can put in an offer with confidence.


One key item to know before purchasing is what can you afford. This isn't just about getting pre-approved, which is ideal as you don't want to find the "right" home and realize that it is out of your price range, but also about what you can afford on a monthly basis. You want to take everything into account from how much you spend on groceries to after-school classes for the kids and find a balance that you can live with. 


You also want to have a check-list of the must-haves and things you can live without. This can be crucial when making a decision on buying a home. Sometimes buyers will pass up on a house because it doesn't have this or that but when they look back later, they realized they could have lived without it or just purchased it and added it in. You want to have a list that your whole family is happy with and allows you to look at the possiblities of a home without getting caught up on the little things that can be changed. 


The final thing to remember is the closing costs associated with buying a house. Many buyers focus on getting the down payment in place but don't always remember that they need to keep an additional amount set aside for different things like lawyer costs, their portion of the property taxes, etc.
