I'd like to take this opportunity to look back on the real estate market statistics for June and see how they compared to 2012. While there are a lot of areas that are included in the statistics, I am going to look at the single family dwellings, manufactured homes both in mobile parks and on land as well as the recreational market.
The single family housing market saw 17 new listings come online in June. Last year there were 26 for that month so we have seen a slight decrease this year in that regard. Sales for June this year were also down from last year from 13 in 2012 to 8 in June 2013 so we'll see if July makes up for that decrease. Those that were selling though, had a shorter time span on the market in compared to last year so although the sales were down, listings that sold, sold much quicker than last year.
The sales for manufactured homes in parks stayed right on target from last year with sales as well as listings. The substantial difference in this market though was the average days that a listing was in the market prior to it selling. The difference was only 53.5 days this year in comparion to 132 days last year before it sold.
With manufactured homes on land, we saw a large increase in listings come on this year. It doubled from last June going from 7 listings in June 2012 to 14 this year. The time spent in the market before they sold did not waiver much from last year but the average sale increased from $122,125 to $147,666.
Despite the weather, we are still seeing a little bit of movement in the recreational department. There were 2 more additional sales this month with the average price around $164,250. Last year, we still had not seen a sale yet with recreational properties at this point.
